I have a friend who is a real “scanner”, crosschecking the market in daily basis, finding opportunities, comparing prices throughout the months etc. So, searching for another friend of mine, she sent me several super offers for apartments to rent in ultracentral areas, like Piata Victoriei, Dorobanti etc. All the offers were very attractive, about 250 – 350 Euro / month for a renovated furnished studio in these areas. (Due to “Prima Casa”, the prices in top areas have almost become the same with the ones in Titan, Drumul Taberei etc). But there was one offer which made me blink:
The Add:
Piata Victoriei, garsoniera (studio) renovated, with all utilities and furnished, internet, metro, 30 sq.m., (preferred) couples with salary, owner, negotiable. Price: 160 Euro/ month
The bottom?
Well, guys, if this add is not fake, but real… this is it. This is the end of the road. When to rent a renovated studio downtown costs 160 Euro / month (negotiable), then how much should it cost so as to be in “distress” price? And if this is the price downtown, how much could it be in other areas?
This price is definitely very low and someone might say that it is an exception. But a colleague of mine rented a studio (of 48 sq.m.) on Calea Dorobanti, on 250 Euro / month and there are plenty of offers on similar prices. So this is the real market today, in terms of rentals of small apartments in downtown areas. Yes, this add represents the bottom of the market, in this category of properties.
The beginning of the end?
So, if we reached the bottom in residential rentals of small downtown units, does this mean that this is the beginning of the end? Are we close to the moment when the market will stabilize and then will go up again?
Or the end of the beginning?
Or did we finish with the first phase of crisis and now we enter to the core of it, which will lead to the stabilization of prices at these levels on the long run? Is this price range going to be the reference for this category of the market during 2010?
We reached bottom, so as to stay, or to return soon? We will be here to watch the evolution…

Am o prietena care este un adevarat “scanner”, verfica piata zilnic, gaseste oportunitati, compara evolutia preturilor de la luna la luna etc. Astfel, in timp ce cauta ceva pentru o alta prietena a mea , mi-a trimis cateva super oferte de apartamente oferite spre inchiriere in zone ultracentrale, precum Piata Victoriei, Dorobanti etc. Toate ofertele au fost extrem de atractive, in jur de 250-350 Euro/luna pentru o garsoniera renovata si mobilata in aceste zone. (Ca urmare a lansarii programului “Prima Casa”, preturile din zonele de top s-au apropiat de cele din Titan, Drumul Taberei etc). Si totusi a fost o oferta care mi-a s-a parut tentanta:
Anuntul:
“VICTORIEI, Piata, garsoniera renovata, utilata, mobilata, internet, metrou, 30 metri patrati cupluri, salariate, civilizate, proprietar, negociabil, Pret:160Eur. Tel. 0732… / 0746…”
Pai , daca acest anunt nu este fals, deci adevarat… atat a fost. Acesta este capatul drumului. Cand chiria unei garsoniere in centrul orasului costa 160 Euro/ luna (negociabil), atunci cat ar trebui sa coste pentru a fi o oportunitate? Si daca acesta este pretul in zona centrala, cat ar trebui sa fie in alte zone?
Acest pret este cu siguranta foarte scazut si cineva ar putea spune ca este o exceptie. Dar o colega a mea a inchiriat o garsoniera ( de 48 m.p.) pe Calea Dorobanti, cu 250 Euro/ luna si exista multe oferte la preturi asemanatoare. Acesta reprezinta nivelul pietei astazi, in ceea priveste inchirierea de garsoniere in zone centrale. Da, acest anunt reprezinta nivelul inferior, in aceasta categorie de proprietati.
Inceputul sfarsitului?
Deci, daca am ajuns la cel mai scazut nivel in ceea ce priveste piata rezidentiala de inchirieri de unitati mici in zone centrale, inseamna ca acesta e inceputul sfarsitului? Suntem aproape de momentul in care piata se va stabiliza si apoi va porni pe trend ascendent?
Sau sfarsitul inceputului?
Sau tocmai am incheiat prima faza a crizei si acum intram in miezul ei, ceea ce va conduce la stabilizarea preturilor la acest nivel pe termen lung? Sa fie acesta nivelul preturilor care va constitui punctul de referinta pentru aceasta categorie de piata pe parcursul lui 2010?
Am ajuns la capat sa ramanem aici, sau sa revenim curand? Vom fi aici sa urmarim evolutia…
